Housing Loans made Easy & Simple with ALPHA BANK

CorfuHomes works closely with Alpha Bank, one of the leading banking institutions in Greece and here you can find some useful information on how simple it is to get a housing loan from Alpha Bank.

There is a variety of housing loans for:

  • buying a ready-made house
  • buying a house from a constructor while the property is still under construction
  • buying a piece of land
  • buying a piece of land and building a house on it
  • home renovation in case you buy a house that needs repairs-improvements

 At Alpha Bank there are programs with fixed rates (for 1, 2, 3, 5, 7, 10, 15 years) and programs with variable rates in Euros and Swiss Francs (CHF). *

Up to 100% of the value of your purchase can be financed always according to the estimations of Alpha Bank’s engineers.

Duration of the loan could be up to 40 years and up to the age of 74.

Repayments are monthly (interest and capital).

Alpha Bank offers you the possibility for a period of up to 24 months to either pay only interest (every quarter) or nothing at all and the interest will be added to capital at the end of this period.

Applying for a loan the documents required are the same as in the “information for opening an account” page, with the following:

The following documents are required for the loan authorisation:

  • An application form, available in every Branch of Alpha Bank.
  • Your identity card or other identification certificate (e.g. passport).
  • Your Tax Statement of Account regarding the latest fiscal year.

When your application is approved, your Branch will inform you which documents relating to the property you need to submit for your particular case, yet the most common documents needed are:

  • Tax return papers for proof of income (P60 for U.K.).
  • A letter from your tax office certifying the taxable income for last 3 years (for self-employed), monthly receipts of income, etc.

Please note that letters from accountants can serve only for information purposes, as in Greece only official (from tax office) documents can be accepted for calculating your income.

Extra documentation for a subsidized loan:

The basic documentation required for determining whether you are entitled to a subsidy is the following: 

  • A photocopy of your identity card.
  • Recent Tax Statement of Account and a photocopy of your tax form E1.
  •  Tax form E9, both the original and any modified ones.
  •  Certificate of family status.
  • Solemn declaration under law 1599/86 stating that the property concerned is your 1st residence and that you have not received no other subsidized housing loan by the same or other organization.

According to your situation you might be required to produce additional documentation.

The housing loans are given on the basis of value of property – percentage of loan to value – income available to service the loan.

Opening a bank account with ALPHA BANK

To open an account with the bank you have to be present in the bank at the time of opening the account (you and all the others if it is going to be a joint account). You cannot open an account by giving power of attorney to someone else (e.g. a lawyer) in order to open the account on your behalf.

The following documents are required for opening the account

  1. Passport.
  1. Proof of permanent address (utility bill-tax, return papers, bank statement etc.)
  1. Birth certificate (required for proving your father’s and mother’s names which are essential in Greece for accounts, contracts, etc.)
  1. Documents to prove the profession and address of work place (letter from employer, professional ID, etc.)
  1. A letter of reference from your bank is always welcome and in most cases your bank can certify numbers 2. & 4. of the above.

Please note that once you become a customer through the abovementioned procedure, you can give power of attorney to someone else to sign on your behalf loans and contracts (preferably lawyers) and for transactions through your account (anybody).
